Surrounding Land Uses <br /> There is a gas station immediately east of the subject site. There arE <br /> other commercial uses further east and fronting Kanoelehua Avenue. <br /> There are also commercial uses and a medical clinic a block west along <br /> the corners of Kekuanao'a Street and Laukapu Street, There are also <br /> residential uses north and south of the subject site along Kalanikoa <br /> Street. The uses are generally consistent with their zoning, as noted in <br /> the zoning map Figure 4. <br /> As such, while the requested use would be consistent with the design <br /> and scale of the immediate area, the proposed office use could still <br /> generate some impact to the residences. To mitigate these impacts, <br /> design and construction factors such as the placement of future <br /> structures, parking areas, lighting, landscaping, and the like will be <br /> addressed during the Flan Approval process. <br /> B. Economic Impacts <br /> The requested zoning would have some measure of economic impact, <br /> as it would provide short-terra employment opportunities for those in the <br /> construction and related industries. <br /> With the completion of the project, there will possibly be a few long-term <br /> employment opportunities. The project is anticipated to create at least <br /> two ( ) to five (5) full and part-time employees. <br /> The subject property is located proximate to commercial areas, including <br /> Downtown Nilo. Kaiko'o Mall, Nilo Shopping Center, and the University, <br /> it can thus be economically complementary of those areas. <br /> A mixed industrial/commercial rezoning would also increase the tax <br /> revenues to the County. However, there could be some real property tax <br /> consequences for the adjacent residential properties. As the assessed <br /> valuation of the subject property rises due to the higher commercial use, <br /> there could be some fallout to neighboring properties. Nonetheless, <br /> homeowners intent on keeping their property for residential uses could„ <br /> 9 <br />
