This remaining area includes a total of 85 <br /> acres within the MCX zoned lands and all 85 acres of land within the MG <br /> zoned area, This a significant portion of the WHBP, which would then <br /> provide financial resources for the construction of the remaining section of <br /> the required Kamanu Street Extension improvements. These areas are <br /> shown in Exhibit 5. <br /> As part of this application, LP is also requested the deletion of the portion of Existing <br /> Condition J that allows the Kamanu Street extension improvements to be developed in <br /> increments as well as providing alternative funding options. LP has explorers this <br /> possible action and have determined they are not viable options for <br /> developing/financing the Kamanu Street improvements. Based on this, LP is requesting <br /> that these provisions be deleted as part of this request. <br /> Consistency of General Plan <br /> The project area is designated as an Industrial Area and Urban Expansion Area by the <br /> County's General Plan Land Use Pattern Allocation Guide (LUPAG) map. <br /> As part of the review of the original Change of Zone application In 2004, the Planning <br /> Department stuff report found that: <br /> This proposed development is consistent with the Land Use and Ecolomic <br /> elements of the General Plan in that the proposed development will provide <br /> additional and expanded employment opportunities for the residents of the area <br /> as well as the entire island <br /> The Staff Recommendation further determined that the project is consistent with the <br /> General Plan's Land Use Pattern Allocation Guide (LUPAG) map which is a <br /> representation of the General Plan's goals and policies in the guidance of the <br /> coordinated growth and development of the County, More specifically, the ;Staff Report <br /> determined that: <br /> The proposed change of zone is consistent with the General Plan land use <br /> pattern for this area of Kona and the applicable goals, policies and standards of <br /> the General Plan. <br /> Since the adoption of the VVHBP zoning in 2004, there has been no change to the <br /> General Plan and/or the LUPAG reap designation relating to the project site. <br /> Accordingly, the proposed development is consistent with the General Plan. <br /> Kona CDP <br /> r�s;st�:R�cy with <br />
