Landowners: Waikoloa Development and Hilton Kingsland 1 LLC <br /> STATE AND COUNTY PLANS <br /> 12. State Land Use District: Urban <br /> 13. County Zoning: Multiple-Family Residential District (RM-8, RM-6), Village <br /> Commercial (CV-10), and Open(ope). <br /> 14. General Plan Land Use Pattern Allocation Guide (LUPAG) Map Designation: <br /> Resort Node (ren). These areas include a mix of visitor-related uses such as hotels, <br /> condominium-hotels (condominiums developed and/or operated as hotels), single family <br /> and multiple family residential units, golf courses and other typical resort recreational <br /> facilities, resort commercial complexes and other support services. Only Major Resort <br /> Areas are identified as Resort Nodes on the LUPAG Map. <br /> 15. South Kohala Community Development Plan (SKCDP): The SKCDP, adopted by <br /> Ordinance No. 08 159, affects the subject properties. Several SKCDP goals, policies, and <br /> actions reference resort areas, including the Waikoloa Beach Resort. <br /> 16. Special Management Area: The subject properties are situated fully within the SMA, <br /> however, they are not considered "shoreline"parcels as the most makai point of the <br /> project area is approximately 3,000 feet from the nearest shoreline with extensive resort <br /> development existing between the project area and the shoreline. Furthermore,the closest <br /> residential or commercial building development is located about 5,400 feet from the <br /> shoreline and the mauka most portion of the development will extend up to 10,300 feet <br /> away from the shoreline. <br /> BACKGROUND INFORMATION <br /> 17.
