Urban District and 2,865 acres (Waikoloa Village) from the Agricultural to the Urban <br /> District. <br /> 18. February 14, 1977: Planning Commission approves Special Management Area (SMA) <br /> Use Permit No. 25 to allow the development of the Waikoloa Beach Resort complex that <br /> included the construction of 3,000 hotel rooms, 3,430 multiple family residential units, <br /> two (2) golf courses and other recreational amenities, commercial facilities, and other <br /> related support facilities and infrastructure. <br /> 19. April 9, 1985: Planning Commission approves an amendment to SMA Use Permit No. <br /> 25 to allow the development of the Hyatt Regency Waikoloa hotel site as part of the <br /> Waikoloa Beach Resort master plan. <br /> 20. January 9, 1990: The LUC reclassified 853.187 acres of land (mauka portion of <br /> Waikoloa Beach Resort, including the subject properties proposed to be withdrawn from <br /> SMA No. 25) from the Agricultural to the Urban District and reduced the total number of <br /> residential units entitled to 3,365 to be spread throughout the entire resort area (LUC <br /> Docket No. A89-637). Of the 3,365 entitled residential units, 1,605 units were permitted <br /> for the makai 500+/-acres, and 1,760 units were permitted for the mauka 800+/- acres <br /> situated mauka of the King's Trail. The approval also allowed the incremental <br /> development of the mauka area with the provision that there be an 800-foot setback from <br /> Queen Ka`ahumanu Highway, with a meandering boundary to be defined by the <br /> petitioner, and the resulting area preserved in perpetuity through a conservation <br /> easement. (Planning Department Exhibit 7—LUC Docket A89-637) <br /> 21. August 15, 1991: Planning Commission approves an amendment to SMA Use Permit <br /> No. 25 to allow for a reduction in the total number of residential units permitted within <br /> the Waikoloa Beach Resort complex from 3,430 to 3,365 units, a reduction of 65 units or <br /> 1.9%. The amendment request also sought to permit the construction of 2 additional golf <br /> courses and its related improvements. <br /> 22. November 18, 1991: Effective Date of Ordinance No. 91-112 that rezoned the mauka <br /> area of the resort complex(encompassing all of the subject properties) from Unplanned <br /> to Multiple Family Residential (RM-4, RM-6, RM-8), Village Commercial (CV-10), <br /> Limited Industrial (ML-20) and Open. <br /> -9- <br />
