General Description <br /> The subject site is a narrow shaped parcel, located mauka of the <br /> Hawaii Belt Road (Highway 19). It is bisected by the Kalaoa Camp <br /> Road. There are two (2) dwellings and several farm related <br /> structures on the property to support the existing fruit-bearing farm - <br /> and evolving equestrian activity. <br /> The site is situated at approximately the 350-foot elevation level The <br /> site gently rises at a 5-10% slope in a makai-mauka direction, with the <br /> highest point being at the western end of the property. There does not <br /> appear to be any topographic constraint in developing and utilizing the <br /> site for three (3) 2+ acre sized lots, as is evident by the existing <br /> structures and on-going agricultural use of the site. <br /> According to the State Commission on Water Resource Management, <br /> the closest rain gauge in this area is the Hilo Airport. The annual <br /> median rainfall for this area is approximately 131 inches. The average <br /> daily temperature ranges from a minimum of 61 degrees to 79 <br /> degrees Fahrenheit. Wind patterns are generally easterly during the <br /> day and westerly during the evenings. <br /> B. Soils and Topography <br /> The Land Study Bureau Overall Master Productivity Ratinalor the <br /> subject site is "C" (C-42) or fair. The "C" classification denotes soils-of-- <br /> the Hilo and Wailea series, with deep, moderately fine soil material. <br /> The color is dark brown, and the parent material is volcanic ash.
