as a scenic site However, there were a few examples cited in this <br /> area such as Mauna Kea. <br /> The rezoning and subdivision will not result in the addition of any <br /> further permitted dwellings. As such, the visual impacts to Mauna Kea <br /> should be negligible if at all. While the site is located on the mauka <br /> side of the Highway, it is sufficiently removed from it so as to obstruct <br /> any of that view. <br /> VI. SOCIAL AND RELATED CONSIDERATIONS <br /> A. Surrounding Land Uses <br /> The land use in this area is generally rural/agricultural in nature. <br /> There are some agricultural activities in this area. For the most part, <br /> the immediately surrounding lots are used and/or zoned for rural- <br /> residential and agricultural purposes. There are a number of lots <br /> ranging between 1-5 acres in this area. <br /> Notwithstanding the A-20a designation of the surrounding properties, <br /> given the existing conditions, the proposed development would not be <br /> incongruous with the emerging rural-agricultural pattern of this area. <br /> B. Economic Impacts <br /> The requested zoning would have some measure of economic impact, <br /> as it would make at last two (2) additional fee simple farm lots with on- <br /> going agricultural activities more sustainable. Although the project is <br /> directed at the landowners and their children, it would still enable the <br /> ultimate users the opportunity to engage in some sort of agricultural <br /> activity. <br /> As noted above, the requested zoning would have some measure of <br /> economic impact, as it would create two (2) additional smaller farm <br /> lots that would be more suitable for families rather than corporate <br /> activity. Further, given their size, it would make the existing <br /> agricultural activities more sustainable. As suchthe proposed <br /> subdivision should help enh2nce rather th2n diminish the 2gricultur21 <br /> uses of the property. <br /> Furthermore, with the fruit-bearing trees and the planned nursery, the <br /> project could help serve as catalyst for the surrounding properties to <br /> be used more intensively for small-scale family-oriented truck crop <br /> farming. <br /> 15 <br />
