1. Lehua Village 1 <br /> This would be a 20-lot subdivision situated on the makai side of <br /> Lehua Street on 7.137-acres of land with lot sizes ranging from <br /> 10,000 square feet to 23,400 square feet. These lots are intended <br /> to be offered for sale at affordable rates consistent with the <br /> Affordable Housing Guidelines for Hawaii County. <br /> 2. Lehua Village 2 <br /> This would be a 20-lot subdivision bordered by the Hawaii Belt <br /> Road along its mauka boundary and Lehua Street along its makai <br /> boundary and situated on 7.185-acres of land with lot sizes ranging <br /> from 10,000 square feet to just under 33,000 square feet. These <br /> lots would be offered for sale at market rates. <br /> IV. PROJECT TIMETABLE AND COST <br /> Should the request be approved, the Applicant intends to submit the <br /> subdivision application shortly thereafter and hopefully before the end of <br /> this year. Anticipated completion of both Villages is expected within five <br /> (5) years from the date of approval of the PUD Permit and accompanying <br /> change of zone, or by the end of 2027. <br /> Assuming there are no cost-related conditions of either the PUD or <br /> Rezoning Ordinance, the current estimated infrastructure cost of this <br /> project is between $3 million to $4 million. <br /> V. REGULATORY CONSIDERATIONS <br /> A. State Land Use <br /> The subject property is designated Urban. As such, no State Land <br /> Use Commission action is required. The County of Hawaii can <br /> process the rezoning request. <br /> B. Hawaii State Plan <br /> Chapter 226, Hawaii Revised Statutes, outlines the long-range goals <br /> and policies of the Hawaii State Plan. Said Plan is intended to serve <br /> as a guide for the growth and future long-range development of the <br /> State. <br /> Pursuant to said requirement, a discussion of the pertinent policies and <br /> goals and the project's relationship follows: <br />
