HO'OMALLI AT WAIKOLOA 201 H APPLICATION PG.28 <br /> I) Site Feasibility <br /> Identify the existing use and disclose any potential problems associated with your proposed site. <br /> For each of the four (4) categories (Access, Site Improvements, Topography and Soils, and <br /> Environmental) describe any particular benefits of your site or disclose any known problems that <br /> may be associted with your site. <br /> Access to site: <br /> Access to the site will be provided by a driveway connecting to Waikoloa Beach Drive. <br /> This driveway will be improved as part of the project. No easements will be required to <br /> access the site. <br /> Site improvements and Current Use: <br /> The site is currently undeveloped other than utility poles and a graded and unpaved <br /> roadway. Future improvements will involve grading/grubbing and construction of the <br /> affordable housing project, including utilities to serve the proposed workforce rental <br /> housing units. <br /> The site has no tenants or residents, and development will require no demolition of <br /> structures. <br /> Topography and soils <br /> The site is developable. The Natural Resources Conservation Service (NRCS) Soils <br /> Survey identifies the site as: <br /> Lava Flows, Pahoehoe, 2 to 20 percent slopes <br /> A drone survey was conducted and is presented as Exhibit 9. <br /> Environmental Issues (Submit Exhibit 18.) <br /> A Phase 1 Environmental Site Assessment of the subject property was performed and <br /> revealed no environmental issues of concern. See Exhibit 18 <br />
