Describe the design features (i.e., larger bedrooms, wider hallways, etc.) you are including in
your project. How will these features address the health and safety concerns of the
owners/tenants? How will these features enhance the project's ability to meet the target
population's needs?
The Ho`omalu at Waikoloa project is envisioned to target a wide range of household
incomes, with 161 units serving up to 60% AMI and the remaining 68 units serving
up to 100% AMI. This will be achieved by economies of scale allowing deeper
affordability, down to 30% AMI. The location - within Waikoloa Beach Resort - and
its proximity to jobs, will enhance the lives of the workforce households we are
targeting. Less commuting means more time with family and less time on the
bus. One-, two- and three- bedroom plans will be offered at varying levels of
affordability and family sizes.
All units will be equipped with living room and master bedroom AC, a range,
refrigerator, disposal and built-in microhood. Kitchens and baths will have modern
solid surface countertops and low-flow plumbing fixtures.
4 Developer's estimated declaration of tax year, based on completion times and turnover.
e Date at which the project is expected to have leased all the units in the project at least once.
s Date at which 95% of units at the project is expected to have been paying rent for 10 weeks.
