75. The purpose of the Petition is to allocate <br />sufficient land for future urban growth and also to direct urban <br />growth in appropriate areas designated on the County General <br />Plan. <br />76. The Petition Area has been designated for urban <br />growth by the County of Hawaii General Plan since 1971. Within <br />the area surrounding the Petition Area, there are approximately <br />3,900 acres of existing State Land Use Urban -designated lands. <br />77. Specific urban uses have not been determined at <br />this time. Petitioner has represented that the Petition Area <br />will mainly include residential uses at varying densities ranging <br />from 4 to 10 units per acre with some limited commercial uses. <br />The Land Use Concept for the Petition Area and surrounding lands <br />will be further refined during the subsequent county land use and <br />permit process. These refinements will include the <br />identification of more specific land use patterns and densities, <br />infrastructure requirements, and required facilities, such as <br />schools and parks. <br />78. The development of the Petition Area will likely <br />placetake - . period <br />79. Petitioner, along with the landowners, will be <br />working closely with the State and County agencies in providing <br />the necessary infrastructure and services to support any proposed <br />development within the Petition Area. Improvements to existing <br />infrastructure will also be made simultaneously with development <br />of the properties. <br />OPM <br />
