The applicant proposes to <br /> construct 104 multiple-family dwelling units, 26 units at 30%-60% of Average Median Gross <br /> Income (AGMI) and 78 units at 100%AGMI for a duration of 51 years. <br /> The subject property totals 3.292 acres in size and is irregularly shaped are roughly rectangular <br /> in shape. The property is currently zoned Single-Family Residential-7,500 square feet (RS-7.5) <br /> by the County and Urban by the State Land Use Commission. The General Plan Land Use <br /> Allocation Guide (LUPAG) map situates the subject parcel within its Medium Density Urban <br /> designation and is not situated within the Special Management Area (SMA). Proposed access to <br /> the project is from Hualalai Street. Surrounding land uses include single and multiple family <br /> dwellings, a police station, a church, and a school. <br /> The applicant is requesting an exemption from the requirement for a change of zone from an <br /> RS-7.5 to a Multiple Family Residential — 1,000 square feet (RM-1) zoning designation, which <br /> would be required to allow the requested density of the project.
