m) Government Approvals. Except as otherwise provided in this <br />Agreement, the Permittee shall obtain any and all government <br />approvals, permits and consents required by law for or in <br />connection with the use of the Property prior to performing <br />some or all of the Permitted Activities under this Agreement <br />and provide copies of such documents to Owner. <br />n) Fee. Permittee shall be required to pay a monthly fee of <br />$250.00, plus State of Hawaii General Excise Tax at the <br />prevailing rate. Fee shall be due monthly, on the first day of <br />each month during the Term. <br />o) No Interference or Disruption. Permittee acknowledges that all <br />or most of the Property is currently under a lease, license or other <br />land agreement with a third party. Permittee shall not interfere <br />with or disrupt any of Owner's or Owner's lessees' tenants on <br />the Property. Permittee and its Authorized Persons will take <br />appropriate steps to cause the least amount of disruption to such <br />parties and further, will take appropriate steps to protect any <br />crops, animals, equipment and improvements from the public. <br />p) Due Care. Permittee shall exercise due care of public and private <br />safety and shall abide by all Federal and State laws, and rules <br />and regulations of governmental agencies in connection with <br />Permittee's access to the Property and Permitted Activities on <br />the Property. <br />q) Improvements: Maintenance: Cleanine Costs. Permittee shall be <br />responsible for any costs related to improvements, general <br />maintenance and cleaning of the Kalopa Alternate Access Road <br />and surrounding areas of the Property. <br />r) Hazards. Permittee shall inform Owner of any identified <br />hazards, potential hazards and unlawful activities, including <br />trespassers, on the Property. <br />s) Non -Exclusive Use. Permittee understands that Permittee shall <br />not have the exclusive right to use the Property and that Owner <br />may, from time to time, permit others to use the Property. <br />t) Maintenance of Property. Permittee shall keep and maintain the <br />Property in good order and condition and in a clean, neat, <br />sanitary and safe condition throughout the duration of the term <br />of the Agreement. <br />u) Permittee's Costs.
