PC-8 Page 2 February 6,2001 <br /> The subject property is located within Zone"X", an area determined to be outside the 500-year flood plain. <br /> Because the property had been improved,the likelihood of any archaeological features is remote and the <br /> impacts to flora and fauna are expected to be minimal. <br /> Surrounding lands adjacent to the subject property are zoned RS-10. Big Island Candies, located across <br /> the street, is zoned CG-20. Approximately 100 feet north of the subject property, is the approved Hara <br /> zoning, which allows the construction of an office building. Further north on Hinano Street are parcels <br /> zoned CN-7.5, which include Don's Grill and the JCC Credit Union. Oda-McCarty Architects is located <br /> approximately 600 feet northwest of the subject properties. <br /> Access isP roposed from Hinano Street, a County roadway, and since the zoning is for a commercial use, <br /> the Department of Public Works is recommending that Hinano Street be widened to a 50-foot right-of-way <br /> from its current 40-foot right-of-way, and that future road widening sections and roadway improvements be <br /> subdivided and dedicated to the County. <br /> Water is available to the property from existing waterlines and future commercial uses may require more <br /> than the allotted 600 gallons per day, so the Department of Water Supply is requiring the installation of a <br /> backflow preventer. <br /> Wastewater will be disposed of through a County sewer line fronting the subject property. All other <br /> utilities and services are available to the subject property. <br /> Bill No. 24, Draft 2, which merely replaces the existing map with the corrected version explaining that the <br /> subject parcel is being zoned to CN-10 instead of CN-7.5,was circulated and approved by Your <br /> Committee. <br /> Your Committee had some concerns about the availability of parking in the area, and Mr. Soares explained <br /> that there would be eight regular stalls and one handicapped stall.
