Therefore, the proposed rezoning and <br /> development will complement the land usage within the region and the community in <br /> which it is proposed to be located. <br /> Based on the above findings, this request to reclassify the subject property from a <br /> Limited Industrial (ML-la) to an Industrial-Commercial Mixed (MCX-20) zoned district <br /> would result in an appropriate land use pattern and further benefit the general public. <br /> <br /> For your favorable consideration, an amendment to Section 25-8-3 (North Kona Zone Map), <br /> <br /> Article 8, Chapter 25 (Zoning Code) is transmitted. <br /> With regards to a proposed condition relating to housing requirement, the Planning Director <br /> deleted the proposed condition as this change of zone request is from an industrial to mixed <br /> industrial-commercial district, which has the effect of allowing new commercial uses, but not <br /> industrial. Further, it would be a policy decision by the County Council whether to consider this <br /> a rezoning that should trigger a housing requirement. <br /> We are enclosing a copy of the staff background for your information. We are also enclosing a <br /> copy of a letter dated April 16, 2001, from the State Department of Transportation, providing its <br /> comments on the application.
