Arakaki, Chairman <br />and Members of the County Council <br />Page 11 <br />The requested Commercial zoning will accommodate uses that will fit into the <br />locale with minimal intrusion while providing the desired commercial uses, as well as <br />providing for necessary infrastructural improvements to support the development. The <br />development of the property for commercial uses will continue to provide business and <br />commercial services to the Kailua-Kona community. The subject property is located in <br />close proximity to all necessary urban services and facilities, and will serve to add to and <br />complement the existing commercial inventory in this particular area of Kailua. The <br />applicant will be required to complete its proposed project in compliance with all <br />applicable requirements of the affected agencies. Therefore, the proposed rezoning and <br />development will complement the land usage within the region and the community in <br />which it is proposed to be located. <br />Based on the above findings, this request to reclassify the subject property from <br />an Agricultural -5 acres (A -5a) to a General Commercial -20,000 square feet (CG -20) <br />zoned district would result in an appropriate land use pattern and further benefit the <br />general public. <br />For your favorable consideration, an amendment to the State Land Use Boundaries Map, H-8 for <br />the County of Hawaii and Section 25-8-3 (North Kona Zone Map), Article 8, Chapter 25 (Zoning <br />Code) are transmitted. <br />We are enclosing a copy of the staff background for your information. We are also enclosing a <br />copy of a letter dated May 7, 2001, from the Department of Water Supply, providing its <br />comments on the applications.
