10. Kona Regional Plan: The Kona Regional Plan adopted by the Planning Commission in <br />April 1984, designates the subject area for General Commercial (CG) and Single Family <br />Residential (RS -4) uses. <br />11. Keahole to Kailua (K to K) Development Plan: Adopted in 1991, the K to K <br />Development Plan provides a plan for development consistent with the General Plan, for <br />those lands situated between the Kona International Airport at Keahole to Palani Road. <br />While the project site is situated to the south of this planning area, it did define the <br />extension of a Mid -Level Arterial in the vicinity of the project site as well as identified <br />Urban Expansion uses makai of its general alignment, which includes the project site. <br />This Urban Expansion area encompasses lands along both sides of Henry Street, which is <br />now the site of the existing Crossroads Shopping complex and other proposed <br />commercial and residential developments. <br />12. Kailua Village Special District: The project area is located outside the boundaries of <br />the Kailua Village Special District. <br />13. County Zoning: Agricultural -5 acre (A -5a). A zoning of A -5a will require a minimum <br />lot size of five (5) acres. Under the requested General Commercial -20,000 square feet <br />(CG -20) zoning, the minimum lot size would be 20,000 square feet. According to <br />Section 25-5-112 of the Zoning Code, the following uses, among others, may be <br />permitted on lands designated as General Commercial (CG): <br />(1) Adult day care homes. <br />(2) Amusement and recreation facilities, indoor. <br />(3) Art galleries, museums. <br />(4) Art studios. <br />(5) Automobile service stations. <br />(6) Automobile sales and rentals. <br />(7) Bars, nightclubs and cabarets. <br />(8) Bed and breakfast establishments, as permitted under section 25-4-7. <br />(9) Boarding facilities, rooming, or lodging houses, provided that the maximum density <br />shall be one thousand two hundred fifty square feet of land area per rentable unit or <br />dwelling unit. <br />(10) Broadcasting stations. <br />(11) Business services. <br />-3- <br />
