Thence along Kanoelehua Avenue on a curve to the right with a radius of 5667.08 <br /> feet, the chord azimuth and distance being: <br /> 185° 53' 14" 714.20 feet; <br /> 7. 189° 30' 203.00 feet along Kanoelehua Avenue to the point <br /> of beginning and containing an area of 6.640 <br /> Acres. <br /> All as shown on the map attached hereto, marked Exhibit "A" and by reference <br /> <br /> made a part hereof. <br /> SECTION 2. This change in district classification is conditioned upon the following: <br /> <br /> A. The applicant, its successors or assigns shall be responsible for complying with <br /> all of the stated conditions of approval. <br /> <br /> B. The required water commitment payment shall be submitted to the Department <br /> of Water Supply in accordance with its "Water Commitment Guidelines Policy" <br /> within ninety (90) days from the effective date of this ordinance. An anticipated <br /> maximum daily water usage shall also be submitted to the Department of Water <br /> Supply. <br /> C. Final Consolidation Approval of the properties shall be secured from the <br /> Planning Director within one (1) year from the effective date of this ordinance. <br /> D. [Zoning of the subject area shall be in increments. The first increment shall <br /> consist of structures and/or uses that require no more than sixty (60) parking <br /> stalls pursuant to the Zoning Code, exclusive of handicapped parking and <br /> loading zones and an area not exceeding 2.5 acres within the area designated X <br /> on the FIRM map. <br /> The second zoning increment shall be effective upon completion of the first <br /> increment and shall be subject to the submittal of a traffic impact study <br /> -2- <br /> <br />
