The property is located <br />along the makai (north) side of Puako Drive, in the immediate vicinity of the Puako Beach <br />Condominium and the Puako General Store, Puako Beach Lots, Lalamilo, South Kohala, <br />Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicant is requesting a Change of Zone from Resort -Hotel (V-1.25) to <br />Single -Family Residential (RS -10) for approximately 20,660 square feet of land. The <br />applicant intends to subdivide the parcel into two approximately 10,000 -square -foot lots <br />for the construction of two single-family dwellings on the site. The applicant is <br />requesting the change of zone because the minimum lot size in a Resort Hotel (V-1.25) <br />zone is 15,000 square feet and does not allow the property to be subdivided. <br />In order to consider an area for any type of zoning designation, the applicable <br />goals, policies and standards of the General Plan must be adequately addressed.
