Arakaki, Chairman <br /> and Members of the County Council <br /> County of Hawaii <br /> 25 Aupuni Street <br /> Hilo, HI 96720 <br /> Dear Chairman Arakaki and Members: <br /> Change of Zone Application (REZ 96-33) <br /> Applicant: Gerald Kodama <br /> Request: RS-10 to ML-20 <br /> Tax Mai Key: 2-2-35.47 <br /> The Planning Commission, after a duly held public hearing on April 10, 1997, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> for approximately 21,050 square feet of land from Single Family Residential (RS-10) [o <br /> Limited Industrial (ML-20) along the west side of Kanoelehua Avenue approximately 100 feet <br /> north of its intersection with Hualani Street at Waiakea House Lots, Waiakea, South Hilo, <br /> Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> The applicant's overall objective is to relocate the existing Harper Car & Truck <br /> Rentals from Kamehameha Avenue to the Kanoelehua Avenue location. The new site <br /> is closer to the airport and fuel stations, larger than the existing site and would provide <br /> adequate space for parking and storing of vehicles. <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is <br /> only through such a comprehensive policy analysis approach that evaluations and <br /> decisions can be made to better time and stage developments to achieve growth <br /> <br />
