COUNTY ENVIRONMENTAL REPORT <br /> COUNTY REZONING REQUEST (A-5a to FA-3a) <br /> MITSUGI KOMO REVOCABLE TRUST <br /> HONUAULA, NORTH KONA, HAWAII <br /> TAX MAP KEY: (3) 7-5-24: 25 <br /> I. INTRODUCTION <br /> The applicant, Mitsugi Komo Revocable Trust, is requesting to rezone a <br /> 6.069-acre parcel from Agriculture (A-5a) to Family-Agriculture (FA-3) district <br /> in Honuaula, North Kona, Hawaii. (See Figures 1 & 2) The property is <br /> located on the makai or west side of the Mamalahoa Highway, approximately <br /> 2 miles south of the junction of Mamalahoa Highway and Palani Road. <br /> More specifically, it is located south of the Keopu Heights Subdivision. <br /> If approved, the applicant intends to subdivide the 6+ acre parcel into two (2) <br /> lots, consisting of 3+ acres each. The-applicant plans to convey the lots to <br /> his children. <br /> II. PROJECT LOCATION <br /> The subject area is located on the makai side of the Mamalahoa Highway, <br /> approximately 2 miles south of the Mamalahoa Highway/Palani Road <br /> junction. It is located immediately south of the Keopu Heights Subdivision, a <br /> subdivision consisting of lots ranging between 1 to 3 acres in size. Other <br /> landmarks in this area include the Keopu Lani Estates subdivision and <br /> Keopu Cemetery to its south, and the Keopu Mauka Subdivision to the <br /> mauka or east of the site. <br /> <br /> III. PROJECT DESCRIPTION <br /> A. Project Concept and Components <br /> The applicant has owned the subject property for over 50 years. <br /> During this time, the applicant and his family planted and harvested <br /> both coffee and macadamia nuts on the site. Due to the applicant's <br /> age, the farm has become too large for he and his wife to maintain. <br /> At the same time, their children -while working -would like to own a <br /> portion of the site and continue the farm on a part-time basis. As a <br /> result, the applicant would like to subdivide the property into two lots, <br /> and convey them to his children. <br /> 1 <br /> <br />
