There is a dwelling on the property that is currently being rented. <br /> Should the rezoning and subdivision be approved, the dwelling will <br /> probably be renovated and occupied by one of the applicant's <br /> children. <br /> It should be noted that although an additional farm dwelling permit <br /> could technically be applied for, the applicant believes that a <br /> conventional 2-lot subdivision would be more appropriate. This would <br /> make the financing of any structure and any loans associated with the <br /> coffee/macadamia nut farm less cumbersome as well as provide <br /> some measure of conveyance flexibility in the future. (See Figure 3) <br /> The applicant further believes that whip the coffee industry is <br /> <br /> ~ supported by large-scale, commercial farms, the smaller, family- <br /> owned farms make a significant contribution to the industry. There <br /> are a number of families in this area raising coffee on less than <br /> 3 acres of land, mostly for supplemental income. <br /> It is understood that the subdivision plan submitted herein may <br /> change prior to receipt of final subdivision approval to accommodate <br /> County subdivision requirements and appropriate conditions of <br /> approval. <br /> B. Project Timetable and Cost <br /> The applicant hopes to secure the necessary County rezoning <br /> approval as soon as possible and begin the subdivision process <br /> immediately thereafter. Tentatively, plans call for having the land <br /> subdivided by early to mid 2005. <br /> The estimated cost of improvements would be less than $25,000. <br /> This would be primarily for the construction of any required driveway <br /> access and an additional water meter. <br /> IV. INSTITUTIONAL CONSIDERATIONS <br /> A. State Land Use <br /> The subject area is designated Agriculture. Based on the size of the <br /> requested area, no State Land Use Commission action is required. <br /> The County of Hawaii can process the rezoning request. <br /> <br />
