Arakaki, Chairman <br /> and Members of the County Council <br /> County of Hawaii <br /> 25 Aupuni Street <br /> Hilo, HI 96720 <br /> Dear Chairman Arakaki and Members: <br /> Change of Zone Application (REZ 04-013) <br /> Applicant: Mitsugi Komo Revocable Trust <br /> Request: A-Sato FA-3a <br /> Tax May Key: 7-5-24:25 <br /> The Planning Commission, after a duly held public hearing on September 3, 2004, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> from an Agricultural 5-acre (A-Sa) to a Family Agricultural 3-acre (FA-3a) district for <br /> approximately 6.069 acres of land. The property is located on the makai side of the Mamalahoa <br /> Highway, approximately two miles south of the junction of Mamalahoa Highway and Palani <br /> Road, Honuaula, North Kona, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> The applicant is requesting a Change of Zone from Agricultural 5-sore (A-Sa) to <br /> Family Agricultural 3-acre (FA-3a) for approximately 6.069 acres to subdivide the <br /> property into two lots approximately three acres in size to convey the lots to his children. <br /> The applicant and his wife have owned and farmed the property for over 50 yeazs. <br /> Because of the applicant's age, the farm has become too large for the couple to maintain. <br /> Their children would like to own a portion of the site and continue the farm on a part- <br /> time basis. Tentatively, subdivision will occur in 2005. The estimated cost of the <br /> improvements is less than $25,000 for the construction of any required driveway access <br /> and an additional water meter. <br /> <br />
