<br /> <br /> <br /> <br /> <br /> <br /> easement" along the existing public street frontage of the subject <br /> property, exclusive of access points permitted by the Department of <br /> <br /> Public Works; a 30-foot "forest reserve easement" along all lot lines <br /> not covered by the 100-foot easement; and a 100-foot wide structural <br /> <br /> setback in lieu of the required 30-foot setback along the property's <br /> public street frontage to provide an additional buffer. Restrictive <br /> <br /> covenant(s) in the deeds of all the proposed agricultural lots fronting <br /> <br /> existing roads shall specify and uphold the easements and setbacks. <br /> The restrictive covenant(s) shall also specify that, including the area <br /> <br /> comprising the forest reserve easements described, no less than eighty <br /> percent (80%) of the entire lot area shall be retained in forest. A copy <br /> <br /> of the proposed covenant(s) to be recited in an instrument executed by <br /> the applicants and the County and recorded with the Bureau of <br /> <br /> Conveyances approval to the issuance of Final Subdivision Approval. <br /> <br /> <br /> e. Time frame and cost: The application for the subdivision will be filed <br /> immediately after the change of zone is completed. The estimated cost <br /> <br /> of the lots is approximately $350,000 each <br /> <br /> <br /> f Parking arrangement: Parking for the lots created will be <br /> accommodated on each site as required by the Zoning Code. It is <br /> <br /> anticipated that there will be one residential unit on each lot. <br /> <br /> <br /> g. Traffic Impacts: The applicants believe that the traffic generated by <br /> the proposed lot subdivision will be minimal. The subdivision of this <br /> <br /> property into two lots will add one additional lot to the subdivision. <br /> <br /> <br /> It.
