Arakaki, Chairman <br /> and Members of the County Council <br /> County of Hawaii <br /> 25 Aupuni Street <br /> Hilo, HI 96720 <br /> Dear Chairman Arakaki and Members: <br /> Change of Zone Application (REZ 04-011) <br /> Applicant: Phil Knierim <br /> Request: A-20a to FA-3a <br /> Tax Map Key: 7-3-25:07 <br /> The Planning Commission, after a duly held public hearing on September 3, 2004, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> from Agricultural 20-acre (A-20a) to a Family Agricultural 3-acre (FA-3a) district for <br /> approximately 20.477 acres of land. The property is located along the north side of Kaloko Drive <br /> at the northern corner of Kaloko Drive and Mahi Street, Kaloko Mauka Subdivision, Kaloko, <br /> North Kona, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> The applicant is requesting a Change of Zone from Agricultura120-acre (A-20a) <br /> to Family Agricultural 3-acre (FA-3a) for approximately 20.477 acres of land to <br /> subdivide the properties into six lots approximately three acres in size to be used as <br /> residential/agricultural lots. The applicant proposes to construct dwellings on one or two <br /> lots. Each dwelling is estimated to cost approximately $350,000. There are two existing <br /> dwellings on the site. <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is only <br /> through such a comprehensive policy analysis approach that evaluations and decisions <br /> <br />
