The property <br /> is located along the south side of Lanikaula Street approximately 200 feet west of the intersection <br /> <br /> of Lanikaula Street and Kanoelehua Avenue and one lot west of Leung's Chop Suey House, <br /> Waiakea, South Hilo, Hawaii, TMK: 2-2-49: 26. <br /> <br /> REQUEST <br /> 1. Proposed Development: The applicant is requesting a change of zone from Single- <br /> <br /> Family Residential 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 <br /> square feet (MCX-20) to expand an existing automotive supply store on Kawili Street <br /> <br /> located south of the property. The applicant proposes to construct a single-story building <br /> consisting of approximately 7,168-square feet on the site. As indicated on the <br /> <br /> preliminary site plan, there will be a driveway connecting both parcels. The applicant has <br /> indicated that the parcels are not proposed to be consolidated. Proposed are 25 parking <br /> <br /> stalls for the new structure, a handicapped stall, and, if required, a loading zone. The <br /> preliminary plans show a setback of 60 feet from Lanikaula Street and a 50-foot setback <br /> <br /> along its eastern property line. Construction is proposed to commence within the next 12 <br /> months. The estimated cost of the project is $500,000. Automotive Supply Center is the <br /> <br /> owner of the property.
