INTRODUCTION <br /> <br /> The applicant, Automotive Supply Center, Ltd., is requesting to rezone a <br /> parcel of land (hereinafter referred to as the subject site) consisting of <br /> 22,300 square feet from Single-Family Residential (RS-10) to Industrial- <br /> Commercial Mixed (MCX-20 in the City of Hilo, Hawaii. The subject site is <br /> located on the south or Puna side of Lanikaula Street, approximately 200 <br /> feet west of its intersection with Kanoelehua Avenue. The subject site is <br /> more specifically identified as Waiakea House Lots Extension, Waiakea, <br /> South Hilo, Hawaii, TMK: (3) 2-2-049: 026. <br /> <br /> If successful, the applicant plans to expand its automotive supply <br /> operation into this property. <br /> <br /> II. PROJECT LOCATION <br /> <br /> As noted earlier, the subject site consists of 22,300 square feet and is <br /> identified by TMK: 2-2-049: 026. The site is located on the south side of <br /> Lanikaula Street, near its intersection with Kanoelehua Avenue. (Figures <br /> 1 &2) <br /> <br /> Within 500 feet of the subject site, there is a mixture of commercial, <br /> industrial, and residential uses. There are a restaurant and a welding <br /> shop east of the subject site. Across of the subject site is a computer <br /> store, and there is a small commercial complex northeast of this site. <br /> There are residential uses generally west and within the House Lots area. <br /> I <br /> Particularly along major street frontages, pockets of the Waiakea House <br /> Lots are slowly undergoing a land use transition from single-family <br /> residential to commercial while the Lanikaula Street frontage is <br /> increasingly becoming commercial and light industrial in nature. Most of <br /> the zoning corresponds to this mixture of land uses. <br /> III. PROJECT DESCRIPTION <br /> <br /> A.
