Yuen <br /> September 30, 2004 <br /> Page 3 of 4 <br /> Condition J: Hokukano Ranch, Ina will improve the project site's frontage along <br /> Mamalahoa Highway and Konawaena School Road with pavement <br /> widening and transitions with curb, gutter, sidewalk, drainage <br /> improvements and any relocation of utilities in a manner meeting with the <br /> approval of the Department of Public Works. Hokukano Ranch, Inc, will <br /> complete these roadway improvements pursuant to a schedule meeting <br /> with the approval of the Department of Public Works and the Planning <br /> Department. <br /> Condition K: Hokukano Ranch, Inc. does not intend to subdivide the project site into <br /> smaller lots in accordance with the CV-10 zoning. Nonetheless, <br /> Hokukano Ranch, Inc. acknowledges that should such subdivision action <br /> be contemplated, direct access from proposed individual lots to <br /> Mamalahoa Highway will be prohibited. <br /> Condition L: Hokukano Ranch, Inc. will submit a Solid Waste Management Plan for the <br /> development to the Department of Environmental Management for its <br /> review and approval. Hokukano Ranch, Inc. will submit a copy of the <br /> approved plan to the Planning Department prior to the issuance of Final <br /> Plan Approval. <br /> Condition M: Hokukano Ranch, Inc. does not intend to develop residential uses on the <br /> subject property. Nonetheless, Hokukano Ranch, Inc. acknowledges that <br /> should such use be established within the 5.595-acre project site, <br /> maximum density will not be allowed to exceed 16 residential units. <br /> Condition N: In the event that any rc±ma;nc of historic sites are encountered on the <br /> project site, Hokukano Ranch, Inc. will cease work and immediately <br /> notify the State Historic Preservation Division. Hokukano Ranch, Inc. <br /> will not resume work until SHPD issues an archaeological clearance. <br /> Condition O: Hokukano Ranch, Ina will comply with all applicable laws, rules, <br /> regulations and requirements of the affected agencies for approval of the <br /> proposed development within the subject properly. <br /> <br /> Condition P: Hokukano Ranch, Inc. acknowledges that should the County Council <br /> adopt a Unified Impact Fees Ordinance setting forth criteria for imposition <br /> of exactions or the assessment of impact fees, conditions included within <br /> Ordinance No. 03 93 will be credited towazds the requirements of the <br /> Unified Impact Fees Ordinance. <br /> <br />
