At this time, Hokukano Ranch, Ina intends to develop the <br /> Visitors' Center as originally presented. <br /> Condition F: Hokukano Ranch, Inc. acknowledges that in the event the project site <br /> development is altered and no longer constitutes a visitors' center that is <br /> substantially similar to representations made within the change of zone <br /> application, it will be required to submit new plans and water demand <br /> calculations to the Department of Water Supply for review and approval. <br /> As stated above, Hokukano Ranch, Inc. intends to develop the Visitors' <br /> Center as originally presented. <br /> Condition G: Hokukano Ranch, Inc. is in the process of preparing a flood study of the <br /> project site as required by this condition. At present, inclement weather <br /> has been delaying an aerial survey which will provide topographic data <br /> necessary for the completion of the flood study. Once the flood study is <br /> completed, it will be submitted for review and approval by the Department <br /> of Public Works. Hokukano Ranch, Inc. acknowledges that, if required by <br /> the Department of Public Works, it will submit a Letter of Map Change to <br /> the Federal Emergency Management Agency (FEMA) prior to the <br /> issuance of a Certificate of Occupancy for any portion of the proposed <br /> commercial development. <br /> Condition H: Hokukano Ranch, Inc. will dispose of all development generated runoff on <br /> site and will not duect runoff toward any adjacent properties. Hokukano <br /> Ranch, Inc. will prepare a drainage study of the project site for review and <br /> approval by the Department of Public Works prior to the submittal of <br /> plans for subdivision review. Drainage improvements, if required, will be <br /> constructed or bonded meeting with the approval of the Department of <br /> Public Works prior to the issuance of Final Plan Approval. <br /> <br /> Condition I: Hokukano Ranch, Inc. will secure the approval of the Department of <br /> Public Works for driveway connections from the project site to <br /> Mamalahoa Highway and Konawaena School Road. Hokukano Ranch, <br /> Inc. acknowledges that access to or from Mamalahoa Highway will be <br /> limited to right-turn movements only unless modified with the approval of <br /> the Department of Public Works. As stated above, Hokukano Ranch, Inc. <br /> intends to develop the Visitors' Center as originally presented. As such, it <br /> is not anticipated that a revised TIAR will be required. <br /> <br />
