TANIGUCHI LTD. is requesting for a Change of Zone by changing the district <br /> classification from Single Family Residential (RS-10) to Neighborhood Commercial (CN-10) <br /> for approximately 2.00 acres of land. The property is located along the east side of Kilauea <br /> Avenue adjacent to the existing KTA and Puainako Shopping Centers at Waiakea, South Hilo, <br /> Hawaii, TMK: 2-2-40:7. <br /> <br /> ~ENERAL• INFORMATION <br /> 1. Land Ownership: The applicant is the fee owner of the subject property. <br /> <br /> 2. Project Area: According to the 1964 Tax Maps on file, the project area consisted of <br /> two separate legal pazcels, each containing 1.00 acre in size and identified as Tax Map <br /> Key: 2-20:7 and 8. According to the Real Property Tax Division, in 1968, the area <br /> of Parcel 8 was dropped into Pazce17, resulting in the 2-acre project area. To date, the <br /> Planning Department has no records on the consolidation of Parcels 7 and 8. <br /> <br /> P~OPO,SED REQUEST <br /> 3. Request: The applicant is requesting the change of zone in order to construct an <br /> additiona1211 paved parking stalls to accommodate employee and customer parking for <br /> the existing KTA Shopping Center. <br /> <br /> 4. Reasons: The applicant stated the following: <br /> "The current parking area, fronting the KTA Center, has undergone a few <br /> changes that have affected its capacity. First, a vehicular access connection between <br /> the KTA Center and adjacent Puainako Town Center was made in 1986. This <br /> connection occupies an area that would have provided additional parking for the center. <br /> Secondly, the State Highways Division of the Department of Transportation is planning <br /> to construct an egress/ingress this year on Kancelehua Avenue fronting the shopping <br /> complex.
