POLICIES <br /> • Appropriately zoned lands shall be allocated as the demand for multiple <br /> residential dwellings increases. These areas shall be allocated with respect to <br /> places of employment, shopping facilities, educational, recreational and cultural <br /> facilities, and public facilities and utilities. <br /> • Incorporate reasonable flexibility in applicable codes and ordinances to achieve a <br /> diversity of socio-economic housing mix. <br /> • Encourage flexibility in the design of residential sites, buildings and related <br /> facilities to achieve adiversity ofsocio-economic housing mix and innovative <br /> means of meeting the market requirements. <br /> • The rehabilitation and/or utilization of multiple residential areas shall be <br /> encouraged. <br /> • To assure the use of multiple residential zoned areas and to curb speculation and <br /> resale of undeveloped lots only, the County may impose incremental and <br /> conditional zoning, which shall be based on performance requirements. <br /> • Applicable codes and ordinances shall be reviewed and amended as necessary to <br /> include consideration for urban design, and aesthetic quality through landscaping, <br /> open space, and buffer areas. <br /> • Support the rezoning of those multiple residentially zoned lands that are used for <br /> other purposes to a more appropriate zoning designation. <br /> • Require developers to provide basic infrastructure necessary for development. <br /> Multiple Residential Hamakua Profile <br /> Profile <br /> The Hamakua District has approximately four acres zoned for multiple residential <br /> development. <br /> Multiple Residential Hamakua Course of Action <br /> Course of Action <br /> • Appropriately zoned lands shall be allocated as the need for multiple residential <br /> development increases. <br /> LAND USE -COMMERCIAL <br /> <br /> INTRODUCTION <br /> <br />
