I lawai'i 96720 <br /> Your Committee un Planning. to which was referred Bill No. 140, reports as follows: <br /> Bill No. 140, transmitted via Communication No. q09 from Mayor Flarry Kim, dated <br /> August 1 K, 2005, presents a Change ofzone request by Craig and April Nakagawa, at Waiukea <br /> I lomestcads, 1'' Series. South Hilo, Hawaii. TMK: 2-4-9:26. <br /> Bill No. 140 seeks to amend Section 25-K-33 (City of Hilo Gone Map). Article 8, Chapter 25 <br /> <br /> (zoning Code) of the Hawaii County Code, by changing the District Classification of <br /> <br /> approximately 27,224 square feet of land from Single-Family Residential -15,000 square feet <br /> <br /> (RS-15) to Single-Family Residential -10,000 square feet (RS-10). <br /> <br /> Communication No. 409 reports the Hawaii County Planning Commission, as required by the <br /> Hawaii County Charter, Chapter 4, Section 6-43(C), considered this rezoning request and <br /> <br /> accompanying Bill No. 140 on August 5. 2005. The Commission concurred with the Alarming <br /> Directors favorable recommendation on this matter. The Planning Director's tindings and <br /> recommendations, transmitted with Communication No. 409, can be summarized as follows: <br /> I . 'fhe applicants are the owners of the property. The applicants are requesting a Change of <br /> zone liir approximately 27,224 square feet of land from the Single-Family Residential - <br /> 15.000 square feet (RS-I S) district to Single-Family Residential -10.000 square feet <br /> district to allow atwo-lot subdivision. <br /> 2. The subject property is located on the east side of Maikai Street in the Waiakea <br /> Homesteads area of South Hilo. Access to the site is from Maikai Street, a County road <br /> with aright-oi=way width of 40 feet and a pavement width of 18 feet. <br /> 3. 'fhe applicants arc requesting the Change of Zone so that they may subdivide the property <br /> into two residential lots. One lot will be approximately 10,032 square feet in size and will <br /> retain the existing 73-year old single-family residence. The second lot will be <br /> approximately 17.192 square feet in size; the applicant proposes to construct a new rental <br /> dwelling on this lot if the rezoning request is approved. <br /> PC REPORT NO. i4 <br /> <br />
