the Lessee shall obtain at its own expense and maintain, during the period of this lease <br /> sufficient insurance policy to reflect replacement value of these structures. <br /> The Lessee shall furnish the County with certificate showing such policy to be initially in <br /> force and shall furnish a like certificate upon each renewal of such policy, each such <br /> certificate to contain or be accompanied by an assurance of the insurer to notify the <br /> County of any intention to cancel any such policy prior to actual cancellation. <br /> <br /> 14. Hazardous Materials. Lessee shall not cause or permit the escape, disposal or release of <br /> any hazardous materials except as permitted by law. Lessee shall not allow the storage or <br /> use of such materials in any manner not sanctioned by law or by the highest standazds <br /> prevailing in the industry for the storage and use of such materials, nor allow to be <br /> brought onto the premises any such materials except to use in the ordinary course of <br /> Lessee's business, and then only after written notice is given to the County. Consent may <br /> be withheld at the County's sole and absolute discretion. If any lender or goverrunental <br /> agency shall ever require testing to ascertain whether or not there has been any release of <br /> hazardous materials by Lessee, then the Lessee shall be responsible for the reasonable <br /> costs thereof. In addition, Lessee shall execute affidavits, representations and the like <br /> from time to time at the County's request concerning Lessee's best knowledge and belief <br /> regarding the presence of hazazdous materials on the premises placed or released by <br /> Lessee. <br /> Lessee agrees to indemnify, defend, and hold the County harmless from any damages and <br /> claims resulting from the release of hazardous materials on the premises occurring while <br /> Lessee is in possession, or elsewhere if caused by Lessee or persons acting under Lessee. <br /> These covenants shall survive the expiration or earlier termination of the lease. <br /> to <br /> <br />
