Shockley <br /> Request: A-20a to A-l0a <br /> Tax Map Key: 7-3-48:5 <br /> <br /> The Planning Commission, after a duly held public hearing on April 21, 2006, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> from Agricultural 20-acre (A-20a) to Agricultural 10-acre (A-I Oa) for approximately 21.389 <br /> acres of land located on the northwest corner of the intersection of Huehue Street and Kaloko <br /> Drive, Kaloko Mauka Subdivision, Kaloko, North Kona, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant is requesting a Change of Zone from Agricultural 20-acre (A-20a) <br /> to Agricultural 10-acre (A-IOa) for approximately 21.389 acres of land to subdivide the <br /> properties into two lots approximately ten acres in size to be used as <br /> residential/agricultural lots. The applicant proposes to construct a dwelling on one of the <br /> newly created lots. The dwelling is estimated to cost approximately 5400,000. <br /> <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is only <br /> through such a comprehensive policy analysis approach that evaluations and decisions <br /> can be made to better time and stage developments to achieve growth determined by the <br /> General Plan and related planning documents.
