Proposed uniallots/floor area of proposed building envelope: The <br /> applicant proposes to subdivide the existing lot into two 10+ acre <br /> <br /> parcels. It is proposed that the lots will have similar conditions as <br /> those placed on other rezoned lots in this area of the Kaloko Mauka <br /> <br /> subdivision. The conditions have included a 100-foot wide "forest <br /> reserve easement" along the existing public street frontage of the <br /> <br /> subject property, exclusive of access points permitted by the <br /> Department of Public Works; a 30-foot "forest reserve easement" <br /> <br /> along all lot lines not covered by the 100-foot easement; and a 100- <br /> foot wide structural setback in lieu of the required 30-foot setback <br /> <br /> along the property's public street frontage to provide an additional <br /> buffer. Restrictive covenant(s) in the deeds of both the proposed <br /> <br /> agricultural lots fronting existing roads shall specify and uphold the <br /> easements and setbacks. The restrictive covenant(s) shall also specify <br /> <br /> that, including the area comprising the forest reserve easements <br /> described, no less than eighty percent (80%) of the entire lot area shall <br /> <br /> be retained in forest. A copy of the proposed covenant(s) to be recited <br /> in an instrument executed by the applicants and the County and <br /> <br /> recorded with the Bureau of Conveyances approval to the issuance of <br /> Final Subdivision Approval. <br /> <br /> <br /> e. Time frame and cost: The application for the subdivision will be filed <br /> <br /> immediately after the change of zone is completed. The estimated cost <br /> of the houses is approximately $400,000 each <br /> <br /> <br /> f. Parking arrangement: Parking for the lots created will be <br /> <br /> accommodated on each site as required by the Zoning Code.
