1. Improve the section of Hauola Road fronting the subject property which <br /> lays between Pohakea Road and the opposite side of the western most <br /> driveway or access road into the subdivision lots of the first increment, <br /> whichever distance is greater, to a minimum 20-foot wide pavement <br /> width with 6-foot wide stabilized gravel shoulders; <br /> 2. Re-surface the existing roadway pavement of Pohakea Road fronting the <br /> subject property to its intersection with the Hawaii Belt Road; <br /> 3. Improve the intersection of Hauola and Pohakea Roads with a minimum <br /> 20-foot right-of-way curve radius. <br /> 8. Reasons for the request: The applicant's originally intended to provide access to the <br /> proposed subdivided lots from Hauola Road. However, in planning Increment I, the <br /> applicants encountered design limitations which required them to provide access for all <br /> seven lots within Increment I from Pohakea Road. As a result, they are revising their <br /> subdivision plans to utilize Pohakea Road to access all seven lots. <br /> <br /> 9. Revised Subdivision Map: The Planning Director cannot sanction the specific plans <br /> submitted with this application as they are subject to review under the Subdivision <br /> Code and regulatory requirements of affected agencies. According to the Subdivision <br /> Code, access for more than six lots would require a 20-foot wide pavement within a <br /> 50-foot right-of-way. <br /> 10. Note: Although the applicant states <br /> that no access planting screen easements along Hauola Street are indicated on Map <br /> Exhibit B, they are not shown on map. Subject Property: The property is bordered by Mamalahoa Highway, Waipunahina <br /> Gulch, Hauola Road and Pohakea Road. It is oblong in shape and consists of 14.913 <br /> acres. The property was involved in two previous State Land Use Boundary Review <br /> actions. During the 1969 Boundary Review, the State Land Use Commission <br /> reclassified the subject property from Agricultural to Urban to allow for proposed <br /> -2- <br /> <br />
