The property is located along the southeast comer of the
Kulana Kea Drive and Kauhiuula Road intersection, Wainaku, South Hilo, Hawaii.

The Commission concurs with the following findings as recommended by the Planning Director:

State Land Use Boundary Amendment

The applicant is requesting a State Land Use Boundary Amendment from
Agricultural and Urban to Rural to subdivide the property into a minimum of ten (10)
lots. Eight of the lots will be approximately 1+ acres in size and the remaining two will be
3.2 and 2.7 acres. A drainage easement is delineated through the latter two lots. The
applicant plans to construct a dwelling on one of the lots and reserve at least two lots for
their immediate family. The remaining lots would be for other family members or
possibly sold to reduce the cost to develop the subdivision. The applicant hopes to
complete the subdivision by 2006. The cost of the project is estimated at $1 million for

Hawaii County is an Equal Opportunity Provider and Employer
