The property is the site of the <br /> existing Lanikaula Professional Center located at the comer of Kilauea Avenue and Lanikaula <br /> Street, Waiakea, South Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicants are requesting a change of zone from RS-10 to CG-20. At this <br /> time, no changes to the existing improvements or uses are proposed. The applicants are <br /> "seeking additional flexibility to lease or sell their unit sometime in the future to <br /> professional businesses, not necessarily limited to medical or dental uses. The owners <br /> <br /> intend to maintain the building as a professional office center." No additional cost is <br /> anticipated as a result of the proposed change of zone. The existing uses will continue as <br /> is for the foreseeable future. The property is a fully developed parcel located on the <br /> northeast corner of Lanikaula Street and Kilauea Avenue. There is an approximately <br /> 6,000-square foot single-story medical/dental building and a paved parking area on the <br /> site.
