Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management area. <br /> <br /> 10. Special Management Area: The SMA is a part of the Coastal Zone Management <br /> <br /> Program regulated by the County. The project site is located less than one mile from the <br /> shoreline and is not in the SMA. <br /> <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 11. Subject Property: The property is a relatively level approximately 21,050-square foot <br /> <br /> vacant parcel located between the Tracy Lewis Building to the north and the Tesoro Gas <br /> Station to the south on Kanoelehua Avenue. A single-family dwelling on the property was <br /> <br /> demolished in 1999 and the site is currently vacant. <br /> 12. Surrounding Zoning and Land Uses: The land uses in the immediate area are a mix of <br /> <br /> commercial and industrial uses. Hilo International Airport is zoned ML-20 and located <br /> east of the property. Commercial and/or industrial uses nearby include warehousing, <br /> <br /> aviation related uses, and office buildings. Immediately adjacent properties are zoned ML- <br /> 20, and there are MCX-zoned properties to the north and south of the site. <br /> <br /> 13. U.S.D.A. Soil Type: Keaukaha extremely stony muck, 6 to 20 percent slopes (rKFD). <br /> The Keaukaha Series consists of well drained, thin organic soils over pahoehoe lava <br /> <br /> bedrock. <br /> 14. Land Study Bureau's Productivity Rating: Unclassified. <br /> <br /> 15. Noise Impacts: Existing ambient noise includes airport/aviation use, traffic, wind and <br /> <br /> foliage. Short-term noise impacts associated with the project will be temporary with <br /> <br /> -2- <br />
