Request: Change of zone from ML-20 to MCX-20 to allow the construction of an <br /> approximately 8,532-squaze foot two-story office building and related improvements. The <br /> applicant proposes to relocate its main offices as the anchor tenant and lease or rent <br /> portions to other commercial businesses such as banking institutions and insurance <br /> companies. The site plan shows approximately twenty-nine pazking stalls, including two <br /> ADA accessible stalls, and landscaping. (Exhibit 1-Change of Zone application) <br /> 2. Landowner: Clark Realty Corporation. <br /> STATE AND COUNTY PLANS <br /> 3. State Land Use Designation: Urban. <br /> 4. General Plan LUPAG Map: Industrial. <br /> 5. County Zoning: ML-20. The property was originally zoned RS-10 but was granted a <br /> change of zone from RS-10 to ML-20 (REZ No. 862 Gerald Kodama) under Ordinance <br /> No. 97 93 effective July 3, 1997. (Exhibit 2 -Ordinance No. 97 93) The existing ML <br /> zoning does not allow for office uses, and the requested MCX zoning would permit office- <br /> type uses as proposed by the applicant. <br /> 6. Proposed MCX Zoning: The purpose of the MCX (industrial-commercial mixed use) <br /> district is to allow mixing of some industrial uses with commercial uses.
