Hilo Community Development Plan: The Hilo Community Development Plan adopted <br /> by Planning Commission Resolution No. 1 on May 21, 1975 identifies the area as RS-10. <br /> 8. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management area. <br /> 9. Special Management Area: The SMA is a part of the Coastal Zone Management <br /> Program regulated by the County. The project site is located more than one mile from the <br /> shoreline and is not in the SMA. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 10. Subject Property: The property is a relatively level approximately 21,050-square foot <br /> vacant parcel. There is a remnant concrete foundation and steps from an abandoned <br /> single-family residence which was demolished. The remaining portion of the pazcel <br /> consists of overgrown weeds and shrubs. <br /> 11. Surrounding Zoning and Land Uses: The land uses in the immediate area are a mix of <br /> commercial, industrial and some residential uses. Hilo International Airport is zoned ML- <br /> 20 and located east of the property. Commercial and/or industrial uses nearby include <br /> warehousing, aviation related uses, and office buildings. Immediately adjacent properties <br /> aze zoned MCX-20 to the north, RS-10 to the west and 1tS-10 and ML-10 to the south. <br /> The adjacent property to the north was zoned MCX-20 under Ordinance No. 03 84 <br /> effective June 5, 2003. <br /> -2- <br /> <br />
