<br /> 9. County Zoning: RS-10. <br /> 10. Proposed MCX Zoning: The purpose of the MCX (industrial-commercial mixed use) <br /> district is to allow mixing of some industrial uses with commercial uses. The intent of <br /> this district is to provide for areas of diversified businesses and employment opportunities <br /> by permitting a broad range of uses, without exposing non-industrial uses to unsafe and <br /> unhealthy environments. This district is intended to promote and maintain a viable mix <br /> of light industrial and commercial uses. <br /> • Height limit - 45 feet. <br /> • Minimum yards -front yards 20 feet, side and rear yards, none, except where the <br /> adjoining building site is in a RS, RD, RM or RCX zoned district. Where the side or <br /> rear property line adjoins the side or rear yard of a building site in a RS, RD, RM or <br /> RCX zoned district, side or rear yard must conform to the side or rear yard <br /> requirements for dwelling use of the adjoining district. <br /> 11. Hilo Community Development Plan: The Hilo Community Development Plan adopted <br /> by Planning Commission Resolution No. 1 on May 21, 1975 designates the area as RS- <br /> 10. <br /> 12. Chapter 205A, HRS, Coastal Zone Management Program: The entire State of <br /> Hawaii lies within the Coastal Zone Management area. The intent of the Coastal Zone <br /> Management Program is to guide and regulate public and private uses in the coastal zone <br /> management area with respect to recreational resources, historic resources, public access <br /> to the shoreline, scenic and open space resources, coastal ecosystems, marine resources, <br /> economic uses, coastal hazards, managing development, public participation, and beach <br /> protection. <br /> 13. Special Management Area: The property is not situated within the County's Special <br /> Management Area and is located approximately 2 miles from the nearest coastline. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 14. Subject Property: The property is 22,500 squaze feet in size and is rectangular in shape. <br /> Currently, there are several storage containers located on-site. According to the <br /> applicant, the property was used as a residence for nearly 85 years. <br /> 15. Surrounding Zoning and Land Uses: The land uses in the immediate azea are a mix of <br /> -2- <br /> <br />
