c. At the end of the first lease year and at the end of each successive lease <br /> <br /> yeaz thereafrer during the Lease Term, the Monthly Minimum Rent herein provided shall be adjusted as <br /> follows: <br /> 11/1/08-10/31/09 $2,793.00/month <br /> 11/1/09-10/31/10 $2,932.00/month <br /> 11/1/10-10/31/11 $3,080.00/month <br /> 11/1/11-10/16/12 $3,233.00/month <br /> d. In addition, the minimum monthly rent shall be increased to reflect any <br /> increases in real property taxes. The increase in the minimum rent will be the proportion of the total <br /> square footage leased premises to the total square footage of the building, times the increases in real <br /> property taxes. Provided, however, Tenant may obtain an exemption from Real Property Tax under <br /> Hawaii Revised Statutes Section 246-36(2) and section 19-84(2), Hawaii County Code 1983 (2005 <br /> edition), and upon granting of the exemption, Tenant's real property tax liability will be reduced by the <br /> Tenant's pro rata share. <br /> 2. Tax on Payments: Tenant shall pay Landlord on the Monthly Minimum Rent, <br /> and other payments to Landlord under this Lease for Landlord's general excise tax, as additional amount <br /> (presently 4.167%), as provided in Paragraph 7.a of the Standard Terms and Provisions. <br /> D. Tenant's Permitted Use; Name. Tenant shall use the Premises for Professional Office <br /> Space and no other purpose as provided in Paragraph 10.a of the Standazd Terms and Provisions. <br /> Tenant's business in the Premises shall be operated under the name Elections Division, County of <br /> Hawaii or such other name as Landlord and Tenant may agree in writing. <br /> E. Leasehold Improvements <br /> 1. Tenant's Construction Obligation. The Tenant's construction obligation with <br /> respect to the Premises, if any, shall be as set forth in Pazagraph l.b of the Standard Terms and <br /> Provisions and more particularly described in Exhibits C and D (if any) attached hereto. <br /> 2. Landlord's Construction Obli ag <br /> tion. The Landlord's construction obligation with <br /> respect to the Premises, if any, shall be as set forth in Paragraph l.c of the Standard Terms and <br /> Provisions and more particularly described in Exhibit E (if any) attached hereto. <br /> F. Tenant Parkin>z. Subject at all times to Pazagraphs 2 and 12 of the Standard Terms and <br /> Provisions, Tenant shall have the right to use any of the parking spaces assigned by Landlord within the <br /> Property for customer parking; Tenant's employees shall only park in those areas designated for <br /> "EMPLOYEE PARKING" on Exhibit A attached hereto. <br /> G. Security Deposit.
