The property is located <br /> along the south side of Kekuanaoa Street, between Manono Street and Hinano Street, Waiakea <br /> House Lots, Waiakea, South Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant requests a change of zone from Single-Family Residential 10,000 <br /> square feet (RS-10) to Neighborhood Commercial 10,000 square feet (CN-10) for office <br /> space and related uses for a tour operation. The applicant intends to use the existing <br /> structures to accommodate the office space, as well as to provide parking for employees. <br /> The applicant currently maintains an off-site facility to store and maintain 15-passenger <br /> <br /> vans related to the business. On occasion, tour vehicles may be located on the property <br /> for pick-up and distribution of business information and schedules. Vehicles associated <br /> with the business will be parked in established gravel areas.
