The project site is not proximate to the shoreline and <br /> <br /> not located in the SMA. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> <br /> 11. Subject Properties: The project site consists of two contiguous parcels. Parcel 25 is <br /> approximately 19,607 square feet in size and improved with a two-story 2,555 square-foot <br /> <br /> dwelling, shed and landscaping. Parcel 26, approximately 20,164 square feet in size, is <br /> <br /> improved with a one-story 836-square foot dwelling, carport and landscaping. <br /> 12. Surrounding Zoning and Land Uses: The land uses in the area are a mix of residential <br /> <br /> and commercial uses. Immediately adjacent properties, as well as surrounding properties, <br /> are zoned RS-10 and in single-family residential uses. Big Island Candies is located to the <br /> <br /> northeast of the project site and zoned CG-20. <br /> 13. U.S.D.A. Soil Type: Keaukaha extremely stony muck, 6 to 20 percent slopes (rKFD). <br /> <br /> The Keaukaha Series consists of well drained, thin organic soils over pahoehoe lava <br /> bedrock. <br /> <br /> 14. Land Study Bureau's Productivity Rating: Unclassified. <br /> 15. Noise Impacts: Existing ambient noise includes airport/aviation use and traffic.
