Iida, recently purchased the subject <br /> property consisting of 23,559 square feet with the intent of relocating their <br /> <br /> beauty shop called Lani's Beauty Salon to this site. As such, the applicants are <br /> requesting the rezoning of the subject property from Residential (RS-10) to <br /> Neighborhood Commercial (CN-20). <br /> <br /> IL PROJECT LOCATION <br /> The subject site, consisting of 23,559 square feThe et is located on the east side <br /> <br /> of Kilauea Ave, approximately 300 feet south of the Puainako Street intersection. <br /> There is a chiropractic office adjacent and to the south of the subject site. A <br /> noodle-pastry making factory is located one lot away to the north. More <br /> specifically, the property, located in the City of Hilo, is situated within the <br /> Waiakea Homestead Houselots, South Hilo, and is identified by TMK:3-2-2-40- <br /> 121. <br /> <br /> <br /> M. PROJECT DESCRIPTION <br /> <br /> A. Project Concept and Components <br /> The applicants would like to convert an existing one bedroom and one bathroom <br /> <br /> house into a beauty salon. The dwelling has an area of 768 square feet with a <br /> height of less than 20 feet. If approved, the applicants would have four(4) sitting <br /> chairs in the living room, and the bedroom would be used as a waxing room. <br /> There would be 4 Parking stalls, including one handicapped, adjacent to the <br /> house. The other dwelling on the property would continue to be used as such. At <br /> some point in time in the future, the dwelling may be converted into an office <br /> space. There is an existing temporary container on the property that may be <br /> <br /> either removed or relocated to another within the property. <br /> <br /> B. Project Timetable and Cost <br /> The applicant would like to start the renovation as soon as the rezoning is <br /> approved. The occupancy is tentatively scheduled for <br />
