SMA: The property is situated within the Special Management Area. Special <br /> Management Area Use Permit No. 379 was approved to allow the development of <br /> <br /> a 50-lot single family residential subdivision and related improvements on the <br /> subject property. <br /> <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 14. Property: The property is 37.88 acres in size and is roughly rectangular in shape. <br /> <br /> It is located along a rocky coast of North Kohala approximately 3 miles northwest <br /> of Kawaihae directly across of the Kohala Ranch entrance and fronting <br /> <br /> Waiakailio Bay. <br /> 15. Surrounding Zoning/Land Uses: The property borders the ocean to the <br /> <br /> southwest. Surrounding properties are zoned Agricultural 5-acre (A-5a). The <br /> property to the northwest is owned by the State of Hawaii and is currently vacant, <br /> <br /> which is zoned A-5a. Kohala Ranch is located directly across the Akoni Pule <br /> Highway with lots along the highway zoned A-5a. Lots further mauka within the <br /> <br /> subdivision are zoned A-3a. The properties to the southeast, mauai of the <br /> highway, are zoned A-5a. Special Management Area Use Permit No. 2006- <br /> <br /> 000010 was approved to allow a 5-lot subdivision and related uses, and to make <br /> landscaping and other infrastructure improvements to two cul-de-sacs associated <br /> <br /> with the prior subdivision on the properties bordering to the southeast. <br /> 16. U.S.D.A. Soil Type: Kawaihae very rocky, very fine sandy loam, 6 to 12 percent <br /> slopes (KOC). <br /> <br /> 17. ALISH: Unclassified. <br /> 18. Land Study Bureau's Detailed Land Classification System: "E" or "Very <br /> <br /> Poor" for agricultural productivity by the Land Study Bureau. <br /> 19. FIRM: Portions of the property along the coastline are located within Flood <br /> <br /> Zone "VE", which is the Special Flood Hazard Area inundated by the 100-year <br /> flood with coastal flood with velocity hazard where base flood elevations are <br /> <br /> determined (nine feet).
