<br /> <br /> <br /> <br /> <br /> 17. Topography: The elevation of the parcel is approximately 700 feet above mean sea <br /> <br /> level. According to the applicants, "its terrain is generally level, with no significant <br /> <br /> slopes." A site visit revealed that the terrain'gradually rises from Hualalai Road to Queen <br /> <br /> Kaahumanu Highway. <br /> <br /> 18. Flora and Fauna: The site was previously cleared and utilized as a water tank site for <br /> <br /> the past several decades. The parcel is located at the intersection of the Queen <br /> <br /> Kaahumanu Highway and Hualalai Road, two main thoroughfares in the Kailua-Kona <br /> <br /> <br /> area. Therefore, it is unlikely that the proposed development of this relatively small <br /> <br /> parcel will further impact any native species of plants or animals. No endangered or raze <br /> <br /> species are known to inhabit the site, which is overgrown with scrub vegetation. <br /> <br /> 19. Archaeological Sites: To the applicants' knowledge, there are no significant <br /> <br /> arachaeological sites on the property. Although no formal archaeological survey has been <br /> <br /> conducted, the State Historic Preservation Division commented that "the proposed action <br /> <br /> will have 'no effect' on historic sites." <br /> <br /> 20. Surrounding Zoning: Surrounding properties to the north are zoned Unplanned (Il), <br /> <br /> Multi-Family Residential (RM-4), and Single-Family Residential (RS-15). Surrounding <br /> <br /> properties to the south are zoned Unplanned (U), Agricultural-I acre (A-la), and Single- <br /> <br /> Family Residential (RS-7.5). <br /> <br /> 21. Surrounding Land Uses: Surrounding property uses include the University of the <br /> <br /> Nations to the northwest, the Hualalai Colony II subdivision to the east, the Kona <br /> <br /> <br /> Hillcrest subdivision to the southwest, and scattered single-family residential and <br /> <br /> agricultural uses. Much of the property to the south is vacant land. <br /> <br /> 6 <br />
