Special Permit No. 931 was granted to Greenhouse Specialists, Inc. in February <br /> <br /> 1996, on TMK: 1-6-03:20, to establish a greenhouse and nursery supply outlet. <br /> 25. Existing Industrial Zoned Lands: Existing industrial zoned lands in the Puna District <br /> <br /> are located off Highway 11 at the Shipman Industrial Park, approximately .7 miles <br /> from the subject property. The County Council approved the General Industrial (MG- <br /> <br /> 20) zone district effective August 19, 1986, for approximately 488± acres of land for <br /> the development of Shipman Industrial Park. A portion of the Shipman Industrial Park <br /> <br /> has been subdivided in increments between 1987 - 1991. There are presently a total of <br /> 88 lots with average lot size ranging from one half acre to 3 acres. According to Real <br /> <br /> Property Tax records, approximately two-thirds of the lots have been sold in fee. The <br /> <br /> existing uses in the area include: heavy equipment construction baseyards, building <br /> supplies baseyard, paving construction baseyards, distributor warehousing, <br /> <br /> supermarket warehousing, industrial/manufacturing baseyards and other uses. Allied <br /> Aggregates leases one of the larger lots for its existing quarrying operation. <br /> <br /> For the East Hawaii area, industrial zoned lands and activities are primarily located in <br /> the City of Hilo at the Hilo harbor, airport, Kanoelehua and Shipman Industrial Park <br /> <br /> areas. Industrial expansion since 1970 has largely occurred through the expansion and <br /> in-filling of these areas. <br /> <br /> 26. Existing Commercial Zoned Lands: Existing commercial zoned lands (CV-10) lie <br /> approximately 1,800 feet southwest of the subject property within the Keaau Town <br /> <br /> Center beginning at the top of Milo Street moving southward. Old buildings were <br /> <br /> recently torn down in the Keaau-Pahoa Road/Old Volcano Road intersection, making <br /> room for new commercial development, including the recently constructed McDonalds <br /> <br /> restaurant. Based on the redesignation of W.H. Shipman owned lands from a State <br /> land Use Agricultural to Use Urban district, it is anticipated that additional <br /> <br /> commercial-zoned lands will become available. <br /> PUBLIC SERVICES AND FACILITIES <br /> <br /> 27. Access: Access to the subject property is from the Old Volcano Road onto several <br /> <br /> -8- <br />
