NACKOWSKI <br /> TAX MAP KEY: (3) 7-5-10: POR. 4 <br /> PUAA 2nd, NORTH KONA, HAWAII <br /> <br /> <br /> I. INTRODUCTION <br /> <br /> The applicant, Robert S. Nackowski, is requesting a 14.989 acre portion of a 56.902 <br /> acre parcel to be reclassified into the Rural District and subsequently rezoned from <br /> Agriculture (A-5a) to Residential-Agri culture (RA-.5a) in Puaa 2nd, North Kona, <br /> Hawaii. (See Figure 1) The property is located on the makai side of the Hienaloli- <br /> Kahului Road, about 1,500 feet north of the Road's intersection with Hualalai Road. <br /> <br /> If approved, the applicant intends to subdivide the 14+ acre portion into 15 <br /> residential-agri culture lots ranging in size from 1/2 acre to 1+ acre. The balance of <br /> the parcel consisting of 42+ acres would continue to be used by the applicant for <br /> cattle grazing. <br /> <br /> IT. PROJECT LOCATION <br /> <br /> The project area is located at the eastern end of the 56+ acre parcel that extends from <br /> Kuakini Highway to the Hienaloli-Kahului Road in North Kona, Hawaii. More <br /> specifically, it is located on the makai side of the Hienaloli-Kahului Road, immediately <br /> adjacent and north of the Hualalai Colony Subdivision (See Figure 2). <br /> <br /> The site is approximately 1,000 feet north of the intersection of Hienaloli-Kahului <br /> Road and Hualalai Road. This intersection is approximately one mile from the <br /> intersection of Hualalai Road and the Kuakini Highway (Highway 11). <br /> <br /> Although the parcel consists of 56+ acres, the requested zoning covers only 14+ <br /> acres. <br /> <br /> HI. PROJECT DESCRIPTION <br /> <br /> A. Project Concept and Components <br /> <br /> The previous landowner intended to subdivide the entire parcel into ten (10) <br /> 5+ acre lots. A subdivision application was filed (File No. 89-142). Since <br /> then, tentative subdivision approval has been granted and construction plans <br /> have been prepared and subsequently approved by the County in 1994. The <br /> subdivision is still pending with the County. <br /> <br /> <br /> 1 <br />
