The amendment to the conditions relate <br /> to incremental development, performance, archaeological, park, housing and infrastructural <br /> <br /> requirements. The property is located adjacent and south of the Kona Palisades Subdivision, <br /> approximately 4,700 feet east (mauka) of the Ka'iminani Drive and Queen Ka'ahumanu <br /> <br /> Highway intersection, Kalaoa 5th, North Kona, Hawaii, TMK: 7-3-10:27. <br /> GENERAL. INFORMATION <br /> <br /> 1. Land Ownership: Haseko (Hawaii), Inc. is the owner of the subject property. <br /> 13ACKGROUND INFORMATION <br /> <br /> 2. February 6, 1990 - State Land Use Commission reclassified the approximately 125.04 <br /> <br /> acre project site from an Agricultural to Urban District. <br /> 3. March 15, 1991 - Change of Zone Ordinance No. 91-22 was approved by the County <br /> <br /> Council. (See Exhibit A) Approximately 125.041 acres of land were rezoned from <br /> Unplanned (U) to Single Family Residential (RS-10 and RS-15), Multiple Family <br /> <br /> Residential (RM-4) and Neighborhood Commercial (CN-10) zoned districts. The <br /> proposed development would consist of the following: <br /> <br /> a. 38 single family residential lots (15,000 square feet); <br /> b. 199 single family residential lots (10,000 square feet); <br /> <br /> C. 180+ multiple family residential town house units; <br /> d. Two park sites of which one 2-acre site would be developed to preserve an <br /> <br /> uhiuhi tree and another 3-acre site to be developed as an archaeological <br /> preserve; <br />
